Once barren, rocky land. Today, eleven acres of forests, gardens and water. Peacocks calling in the distance, orchards heavy with seasonal fruit, butterflies dancing among the flowers, and the fragrance of ylang-ylang drifting along shaded paths.
It began with the first trees planted in 2015. What followed was a patient transformation, as forests grew, water returned and nature found its way back.

Arbor Road Estate is an award-winning luxury resort in Guntipaliy, Wargal, Telangana, approximately 50 km north of Hyderabad. Set across eleven acres, with just nine suites, rooms and Swiss luxury tents, it offers the privacy of a country estate with the comforts, dining and personal hospitality of a premium resort
The pleasure of slowing down
Live the Slow Life is an invitation to spend time together without a hurried schedule. Breakfast, lunch and dinner, along with applicable taxes, are included in the tariff. Guests are personally welcomed by the founders and a long-standing local team, leaving them free to wander, read, play, explore or simply enjoy being together.
Nature restored
Once barren, rocky land, the estate has been transformed since 2015 into forests, gardens and water bodies. More than 20,000 trees and saplings have been planted across its landscape, including Miyawaki forests. Approximately 97 bird species have been documented here, alongside butterflies and other wildlife. Rainwater harvesting, groundwater recharge and landscape restoration are central to the estate’s continuing story.
A place to discover and enjoy
This Luxury resort near Hyderabad also has a distinctive 51-foot lighthouse overlooks the countryside and Wargal Lake. Guests can enjoy an infinity pool, a library, a rock amphitheatre, nature and village walks, pickleball, basketball, volleyball, badminton, table tennis and indoor games. The combination of open space, thoughtful comforts and varied activities makes the estate particularly suited to families and different generations spending time together.
Thoughtfully built, independently recognised
Approximately 200,000 compressed stabilised earth blocks were made on-site for the estate’s buildings. Passive design, underfloor radiant cooling, reclaimed Burma teak, rainwater harvesting, solar energy and resource-conscious practices reflect a considered approach to construction and hospitality.
Arbor Road Estate has received recognition through the LUXlife Resorts & Retreats Awards, including its 2026 Hall of Fame recognition, and from Telangana Tourism.
