An Award Winning Eco Luxury Resort near Hyderabad, India

Eco Luxury Resort near Hyderabad Arbor Road Estate

Conscious Luxury

What began in 2015 as eleven acres of largely barren, rocky land has gradually become a thriving natural landscape. Three Miyawaki forest clusters, orchards, gardens and water bodies now support a growing diversity of life, with more than 20,000 trees and saplings planted across the estate and approximately 97 bird species documented.

At the heart of this transformation is a rainwater-harvesting pond of approximately 0.7 acre, supported by swales, recharge pits and smaller water bodies. Together, these systems help capture rainfall, slow runoff and replenish groundwater, sustaining the landscape through the seasons.

The Transformation

Today, approximately 20,000 trees and plants surround just nine places to stay. A rainwater-harvesting system stores nearly five million litres of water. Most members of the team come from neighbouring villages, while food, materials and skills are sourced as locally as practicable.

Recognised by the LUXlife Resorts and Retreats Awards as the best eco luxury resort near Hyderabad, Arbor Road Estate demonstrates that an eco luxury resort in India can offer thoughtful comfort while remaining deeply connected to its land, climate and community

A Forest Grown from Barren Land

What began as rocky, exposed land is now shaded by a growing two Miyawaki forests. Native saplings were planted closely together; today, parts of the canopy rise nearly 40 feet. Walk beneath it and you can see the change for yourself—in the cooler shade, the birds, the butterflies, the fresh air and the sense of being surrounded by life.

Bringing Water Back to the Land

Rain falling on the estate is guided towards a one-acre pond that can hold approximately 50 lakh litres. At this Eco Luxury Resort near hyderabad, swales, channels and recharge pits slow the flow and help water soak back into the ground. Smaller ponds bring water into the landscape too, creating places for plants and wildlife to thrive and for guests to pause beside

Water has shaped the transformation of Arbor Road Estate. Rather than allowing seasonal rainfall to simply run off the rocky land, a network of ponds, swales, recharge pits and channels helps retain it, slow its movement and encourage groundwater replenishment. This carefully developed system sustains the forests, gardens and water bodies that now define the estate’s landscape and guest experience.

Rooms Made from the Earth

At Arbor Road Estate, the buildings are as thoughtfully considered as the landscape around them. Earth blocks made on site, thick walls, natural materials and climate-responsive design create spaces that feel grounded in their surroundings. Underfloor radiant cooling and evaporative cooling add to guest comfort, while reclaimed Burma teak, handcrafted furnishings and art made from salvaged materials bring warmth and individuality to the interiors. Sustainability and luxury are not competing ideas here; they are part of the same experience.

Building with Earth

The earth blocks used throughout Arbor Road Estate were made on site. Local craftspeople helped turn them into rooms with earthen walls, generous natural light and views of the restored landscape. Cavity walls help keep out the heat, while salvaged doors and wood have found a new life in the buildings and furnishings. The result feels rooted in this place, with the comfort guests expect from a considered stay.

Harnessing Sun's power

Solar photovoltaic and solar thermal systems help reduce the estate's reliance on conventional energy. Passive design, earth-built walls, radiant cooling and evaporative cooling further support resource-conscious operations. Together, these measures reflect Arbor's continuing effort to reduce its environmental footprint while maintaining guest comfort.

Cool Rooms. Fresh Air.

Shade from the trees, cavity walls, insulated glazing and careful building orientation help limit the heat entering the rooms. Underfloor radiant cooling cools the floor, while ducted evaporative coolers bring in fresh air. Together, these measures make the rooms comfortable without conventional air-conditioning—and keep guests connected to the climate and landscape around them.

Repurpose Garden Waste

From organic waste converted into useful resources to old timber, metal and everyday objects finding new purpose, Arbor's approach is to make thoughtful use of what is already available — often creating something distinctive in the process.
