Arbor Road Estate is an 11-acre private estate near Hyderabad, created and cared for by Kirti and Anand, who live here. What began in 2015 as dry, rocky land has become a place of forests, gardens, water and just nine thoughtfully appointed stays.

We Saw Breathtaking Serenity where there was Rocky Barren Land
The Vision that Started it all
When Kirti and Anand first stood on this dry, rocky land in 2015, they imagined an estate alive with trees and water—a place built with care, where guests could slow down and feel genuinely at home.
They set about creating it piece by piece: restoring the land, making earth blocks for the buildings, shaping gardens and gathering spaces, and bringing the same attention to the rooms, the food and the people who welcome each guest. They chose to live here because they wanted to care for the place themselves.
What you see today grew from that belief: that an exceptional stay can feel deeply personal and deeply connected to the land around it.
